My lease says I must pay 10% of any unpaid balance, and 10$ per day late fees. How do you perceive this statement?
I haven't paid May and Junes rent except 500.00$ and my landlord says I owe around 4000.00$.

Depends on your lease and the VA landlord tenant act.
Sounds like the lease is very usurious. 10 percent plus $10 a day late fees would be quite steep but then again we don't know what your monthly rent is, what is written in the lease, and whether the law limits the penalties imposed for non-payment of rent.
