So they say it's a tenants world? I'm not so sure about that. I made the mistake of signing a lease with an ex boyfriend. Help

After a nasty breakup, I agreed to lease the house my ex beau and I lived in (he owns it). The lease agreement was for a 3bd/2bath home for 1 year. I've paid rent monthly and not caused any waves over repair issues. This because he's kind of nuts. He indicated to me (in writing) that he likes to hurt people that he gets annoyed with. Some digging around finds this to be factual so I was intimidated by his threats. 6 months later, he ignores my request to remove his property from the home. I've technically be renting 1 1/2 bedrooms and 1/2 of the garage at full price. Can I withhold the rent for storage fees? I couldn't move from the home because I had a pending move away court order from my ex husband. I can pick them right? What recourse do I have. Rents currently paid in full.
