Can a 16 year old rent an apartment in New Jersey? (not emancipated)

My mother/father or both if need be would be willing to co-sign a lease, however I would be paying in full the rent and everything. I have a job, car, and a good amount of money saved up for the first/last month of rent and anything else needed. My concern is that I wouldn't be able to rent an apartment because I obviously have no credit as a minor and my parents have very poor credit...but I'm unsure if it's even legal for me to live alone and rent an apartment while I am not emancipated. I don't want to go through the emancipation process because I heard it can take up to a year, I'm almost 17 now so by the time I get legally emancipated I would be almost 18 anyway.

There are all sorts of issues raised by your question. In brief, there is no law that prevents you from renting an apartment. Whether the lease is enforceable against you is an issue for the landlord. However, if your parents sign then the landlord is likely protected. If you are self sufficient, it would be in your parents best interest to have you emancipated.
