They were supposed to meet me when I came back to town. They never did and all they paid was first and last months rent. I need to evict them and want money for damages done to my rental house. What can I do leagally since they never signed a lease?

They have a verbal lease on a month to month basis. You would evict as you would a tenant with a written lease and ask for damages. Be sure you have evidence. Before and after photos are always good to have.

I agree that you probably have a month-to-month lease and generally, you would need to follow the procedures to evict/claim damages as a landlord with a written lease. Please see the link included. It should take you the Michigan Tenant/Landlord handbook as published by the Michigan Legislature and may provide you with general information on your rights and responsibilities as a landlord. I then suggest you contact a landlord/tenant attorney to evaluate your specific circumstances.
