I received a note from the landlord to vacate in 30-90 days

My lease is up in 4 months in any case. Based on the note, I can leave on or before the lease termination date. If I give a notice to leave in one month (which based on the language of the note - which is not court certified), does the owner have any right to
a) hold onto my security deposit
b) go to court for the remainder amount of the lease (approximately 3 months rent)
The note I received from the landlord's lawyer is a 30-90 day note to vacate but the details of the note say that they will not be renewing my lease when it ends. I am more than happy to leave this place due to a number of reasons - I am trying to understand if there is any financial penalty if I leave in a month (keeping in mind that I have already received a note to leave).
You will not owe more once you leave with the proper notice. Ask their lawyer to put it in writing. You are surrendering your lease. As for the security deposit you should get that back if there is no damage. Ask for it back as a condition of surrendering the keys.
Dear LIC Tenant:
You know you are entitled to a lease renewal if your tenancy is rent stabilized.
Show the note to a lawyer. There is no form for legal notice to terminate an existing lease early with a "30-90 day notice to vacate." If your lease does not provide the landlord with a right to claim an early termination of tenancy you proceed at your own risk relying on the landlord's lawyer's notice,.
Let an attorney check this out for you.
Good luck.
