I inherited real estate from my mom in PA. I did not change the deed. Is there a time limit that I must sell by or change deed?

Dad passed 20 yrs. ago, Mom passed in April 2014. I am an only child. Except for a few thousand that she left to my children, everything goes to me. I am also the executor of her will. The deed is in my parents name. I am selling the house to a cousin. We expect to close in Nov 2014, 7 months after mom's passing. Can I transfer the deed from my parents to my cousin? Home is in Easton, PA. I live in Virginia.

You should be able to sell the property - I am not aware of any deadline. However, it seems to an estate needs to be opened before you sell the property (where you are officially appointed as executor by the court, and giving you authority to manage mom's affairs), and it is unclear if one was done so. Please consult with a Pennsylvania attorney to guide you through this process.

The will needs to be probated and letters of administration issued to you before you can act as executor legally and before you can properly transfer the house. Since you live in VA and the house is in PA, I would recommend you find a PA probate attorney in the area where the house is located who can help you with the process.
