Is a Real Estate license required for the renter side of a Leasing Agent in Florida?
Anonymous6 views3 answers
If I show properties to renters and NOT work for the owner of the rental property, but the renter as a Leasing Agent in Florida, is a Real Estate license required? I would collect a fee or commission from the renter NOT the owner of the rental property in Florida. I would NOT work as a Property Manager or I would NOT perform Property Manager duties or activities in Florida. I would only work for and service the renter in Florida. Is a Real Estate license or Leasing Agent license required to work ONLY for the renter in Florida?

I would venture the answer would be YES. The best way to find out would be to contact FREC (Florida Real Estate Commission) and ask them. There are many issues here which could run afoul of licensure issues, including the unlicensed practice of law.
Yes, you must have a Florida real estate license. if you want to have your own rental business and will receive commissions, you are required to have a license. An exception is if you are an employee of the owner of the rental property and only lease their property. If you have your own business and do not work with another broker, you would also need to have a broker license.
