I leased a room in my home to a young man that has proven to be very difficult.

A wondering if I have any legal recourse to cancel his lease and make him move? Is there any situation that makes it possible to void his lease? He has broken the agreements of the lease in small situations like leaving open food and food containers in the room for several days. I have also kids and other roommates in the home and he has made it a very uncomfortable situation.

You cannot "void" a lease, you have to have a reason to end it early and must give proper notice. I suggest you seek local legal counsel. Good luck.

In California, if a tenant breaches a term of the lease agreement (i.e., not maintaining a clean living environment), and it cannot be worked out informally, a landlord may serve upon that tenant a 3-day notice to quit and cure breach of the lease. If they fail to do so within 3 days, then the landlord has a right to pursue legal action to remove the tenant from the premises by going through anUnlawful Detainer (UD) Action through the county's superior court. If the tenant does cure, the right to evict the tenant does not go away. The landlord may still evict a tenant by giving proper notice. In leased premises that are not subject to rent control, a landlord may evict a tenant who has leased the premises for less than a year with by serving a 30-day notice to vacate. For a tenant who has leased the premises for a year or more, a 60-day notice is required. If after that period of time of notice the tenant has not removed himself or herself and his or her possessions from the leased premises, the landlord can treat the presence of the tenant as a trespasser.
