I am curious to know if there is rent control in Santa Fe Springs, Ca, and if so does it apply to Industrial space rentals or just residential. Also I received no written notice of the increase just a phone call when my lease ended March 3 2015, from the landlord that the rent was going to be month to month now and also increasing 20%. I've already paid the month of April of the requested 20% increase fee but I feel this is wrong and every single time I ask to meet with him/agent he says he is busy. Did I do something wrong by paying the requested amount without proper notice from him or is verbal substantial enough to go off of I don't want to get evicted for non-payment here, please help.

Rent control does not apply to commercial or industrial leases. You need to examine the terms of the written lease which expired March 3, 2015 to ascertain whether there is a holdover rent provision or other provision setting forth the rental rate. Commercial and industrial leases are different from residential leases in many respects.
