DO I need a real estate attorney?

We signed a We signed a purchase agreement and placed a deposit for a home that was a bank foreclosure back in August 2014. We have since found out the previous owner signed a deed in lieu of foreclosure and have been waiting for them to get the title clear for a purchase. What are my options?purchase aggreement
