Is it legal to require that a tenant give a 60 day notice to leave at the end of a lease term?

In our lease it says that we are required to give a 60 notice whether we're leaving or staying. I can understand the staying part but the leaving part sounds unlawful. Especially considering how hard it is to find a place in NYC.

Dear Brooklyn Tenant: A tenant and landlord may agree to the lease term you described for a lease in a privately owned home. The point is that sixty days affords the owner the time to advertise and show the apartment to a prospective tenant so that the landlord has a new tenant on board with a signed lease ready to occupy the apartment as soon as the apartment is cleaned, painted, repaired and otherwise made ready to move in.

It depends on if you are in a long term lease or month to month.

A lease.is,a contract and as such the terms are negotiable. Having negotiated, and signed a contract you are stuck with the 60 days notice provision.
