The buyer's ex-husband wants to take over the contract. Should we tie them in together in a new contract? Neither seem to be very desirable as buyers but the balance should keep him paying without the hassles that she gave us..

First off you should require the buyers find a bank pay and pay you off . Second repost the question in Alaska so lawyer there will see it. You may be able to get ex husband the as additional guarantor and have both of them responsible for the debt. However unless you are a bank don't pretend to be one, if a professional lending institution will not loan them money neither should a private party without the resources of a bank. Good Luck
