The landlord will incur damages, in the form of lost rent for the two remaining months of the lease, damages (greater than security deposit), and the cost incurred to re-rent the rental space. However, the landlord owes a duty to mitigate her damages. This means the landlord must make a reasonable effort to find a new tenant and Not leave you on the hook for the remaining two months. As a real estate attorney, my approach would be to send notification of your intent to vacate, simultaneously notifying the landlord of her duty to mitigate.
