So I'm new in the wholesaling business and I'm putting my first deal together. The seller has there home listed with an agent but needs to sell their home asap do to medical issues. Where can I access a seller/buyer contract, assignment contract and also a contract to pay the listing agent?

The listing agent's compensation would be controlled by his/her contract. Here is a link to a form for the sale of a Nevada property. http://www.wikiform.org/wp-content/uploads/2014/01/NevadaPurchaseandSaleAgreementForm.pdf

Are you looking for the rates for a real estate (listing) agent, or an agent assisting you with a wholesale deal of some sort? If you are looking at a real estate sale, I believe rates are pretty standard and there are state maxima involved. Talk to the real estate board as well as several of the major real estate companies. If for a business deal, there may be no licensing involved and so it is up to you to negotiate the best you can. Talk to multiple agents and perhaps others in a business similar to yours and go from there.
