Landlord did not return security deposit as stated in lease agreement.

Lease states security deposit refund w/in 30 of lease termination (state law says 45 days). Asked landlord for security deposit back at day 33, 40, and 41 with no reply. On day 44 I got a partial refund with a generalized list of items but no cost of each item per state statute. I asked to review costs with him for reasonableness but he refused. What has precedence in this situation, the lease agreement (30 days) or the state law (45 days). And what constitutes an itemized list? On the phone he told me he needed an new interior door hung for a scratch on the back of a bedroom door.
Good start here by having some familiarity with your lease and state law, and I genuinely applaud you for that! I also am so glad to see that you recognize the limits of your knowledge base and are willing to look for help. I think you should use the "Find a Lawyer" tool to find a local attorney who handles landlord-tenant disputes. An initial consultation could be free or at least relatively inexpensive. Bring the lease in, explain your situation, and see what the attorney suggests you should do. Small claims court will probably be the pathway to recovery if you want to dispute the amount that he has deducted. Good luck!
