How can I guarantee I will get my deposit back?

The property I am currently living on has mold on the walls. I have decided to move out and notified the landlord of this problem and also gave them my 30 day notice. They advised me that I did not need to wait the full 30 days but that I can move out sooner. (Probably because of the mold) I was advised that I will just need to make a partial payment up until the date I will be residing here. How can I be sure I will be getting my deposit back and that the landlord will not use it against me for moving out earlier than the 30 days?

Don't make the partial payment. Let them use the security deposit to pay the rent. Take pictures of the mold so you have proof as to why you left early.
