What is the legal meaning of "termination of tenancy"?

trying to figure out exactly what this means on my rental agreement.... "....termination of tenancy and vacation of the premises" does this mean two things? one..being ...20 days from when i gave my written notice to vacate (if it was a day late that does that mean they consider the date of termination of tenancy the next month?) and the second thing the actual day we moved out? so..basically does this mean that two things need to be fulfilled?

You have to give a notice to terminate at least twenty days before the end of the rental period. If you pay rent on the first, then the rental period is the calendar month. In a month with thirty days that notice has to get to the other party on or before the tenth of the month in order to be effective the same month. If it was a day late they are within their rights to expect you to pay for the following month. The tenancy ends by operation of contract or law. Even after a tenancy ends, some people still have personal property left in the unit. The best way to affirmatively indicate you are completely done with the premises is to schedule a walk through and hand over all the keys and be completely sure ALL your property is out. Hope this helps. Elizabeth Powell
