You should reasonably contact the party who thinks they own the land and ask how they came to install the fence. They may have a different survey altogether. If you can't come to an agreement, you'll likely litigate ownership. I encourage you to work it out if you can as that litigation is lengthy and costly. It is very important you notify them you think the property is yours though so as to stop the adverse possession statute from running. Contacting an experienced attorney is always a good idea.
