Please make sure the the quit claim deed is recorded in the county recorder where the property is situated. Then, do a title search to see are there any liens and incumbencies that are more senior than the grantor of your quit claim deed. For the most part, find out whether you can obtain a title policy showing you are the sole owner with no liens and incumbencies. Edward C. Ip www.lawyer4property.com
Contact a title company and get a date-down preliminary title report. That will reveal any and every kind of document that has been recorded against the property.
If you would like to arrange a consultation to have your documents reviewed, feel free to call my office.

If you are looking to sell the property and need to ensure that you can convey good and marketable title, then I would recommend purchasing a policy of title insurance. The searches performed by the title company will reveal whether there is any cloud on your title - which would be listed as an exception on Schedule BII of the standard ALTA title policy.
