How do I get my tenant to move? Can I cut off the water if lease term is up?

I posted a notice on my tenants door in November informing them I wanted to terminate the lease at the end of the term March 31st. I also told them verbally. They did not move.

If the term is up you must file an action in court for eviction and you can seek rent for the time they are there. You cannot turn off services or any other types of self help

When is the lease term up according to the lease? If the answer is that it isn't up as of March 31st, you have a much more difficult road ahead of you than planned. If it is up at March 31st, then you have to file for eviction and make sure you charge them for their overstay.

You can not shut off basic services. You must do an eviction. Hire a local eviction attorney to assist you so no steps are missed and it ends up taking longer than you thought.
