Can we be evicted?

My room mate and I moved in app four months ago. We are renting from a friend. However, they are under contract to sell to a local investor. There is a neighborhood association in our community. The chairman neglected to run our paper work. We submitted it appx. one after moving in as our landlord/friend did not know he needed to. Then the association realized that there had been improvements to the unit that were not allowed as per the neighbor hood association mandates. As a form of leverage the neighborhood rep did not run our paperwork under the stipulation that he would when the modifications had been corrected. Now we are facing a new landlord that seemingly wants to raise our rent. Can he evict us based upon the fact that we are technically not approved to live in the apt.

If you are not approved and require approval to be a tenant, its quite possible you can be evicted. At same time rent issue sounds like are month to month, so that's probably a YES also.

The short answer to your question is that if approval is required, then yes, you can be evicted for this. If you do not have a written lease and if the local investor did not buy the unit subject to the written lease, then the new landlord has the right to raise the rent.

The Lease will govern the relationship between the landlord and tenant. Most lease agreements will outline what happens when the tenant needs to be approved by the association. If the landlord allowed you to move into the property without approval, then this is not your fault and you could be damaged if forced to move before the Lease term expires. I recommend you talk with an attorney about your situation and to review the Lease. This response does not create an attorney-client relationship.
