Single mom of 2 boys, one disabled. They give her until THIS SATURDAY to evict the property was not a court mandated eviction. for reasons of late rent payments and trash on property Up to date on ALL rent (has been late a few times in past but okayed everything through them every time before). Has had one complaint about trash on property (Christmas tree and an old tire for basketball hoop weight) immediately taken care of after complaint. The renters have over stepped before i.e entering property multiple times before without 24hr notice, as well as refusing to give an additional copy of lease agreement after original was lost by renter.

If you are current on rent then there is no basis for evicting you using a three day notice (assuming there is no allegation regarding drug ise on the property). Your rental agreement will determine when and how the lease can be terminated. Most likely the landlord will have to give you at least 30 days notice to terminate if it is a month to month lease. If you are late on rent and do not cure it within 3 days after receiving notice of the delinquency you can be evicted at that point. You really need to have legal counsel review your lease, obtain all the relevant facts of your case, and then advise you where you stand. Good luck.

I've attached a link to the Idaho Attorney General's Landlord Tenant Law Manual. The section on Evictions starting at page 29 should be helpful for you. I've also attached a link to a Landlord/Tenant Rights and Responsibilities brochure published by Idaho Legal Aid. Idaho Legal Aid may be an option for you for legal assistance if you qualify. From your description there are definitely factors of concern as to the landlord's actions and threats. You'll want to consider consulting with attorney immediately to help you address the matter and negotiate with the landlord.
