Does a single fam home lease clause with a tenant repair deductible (pay first $100) violate the Michigan Truth in Renting Act?

Clause: "Tenant is solely responsible for maintaining the premises, provided, however, that unless a repair is necessitated by the negligence or intentional misconduct of the Tenant, Tenant shall only be responsible for the first $100 for each repair and/or service call. Tenant Point: Truth in renting requires the landlord maintain the habitability and covenants of fitness. If gas leak to dryer cost less than $100 to repair, per this clause, the tenant pays for it all. Thus, the tenant has fully maintained the habitability. The clause seems illegal, unless it specifically excludes Truth in Renting items. Landlord Point: Lots of forums say this type of clause is legal, to avoid Tenants bothering landlord's with a litany of minor repairs.

I don't believe the Truth in Renting act states who must pay for the maintenance of the home, only that it needs to be kept up to a certain standard. That said, if you're having this much trouble with your landlord before the relationship begins, is this something that you want to get yourself into?
