Dear Astoria Landlord: So what did your attorney tell you to do? You know if the troublesome tenants are protected by the Rent Stabilization Law that you may only act to terminate the tenancy on a ground allowed by the Rent Stabilization Law and Code. You described conduct that may allow for tenancy termination as a nuisance. Rent Stabilization Code Section 2524.3 sets out the grounds for tenancy termination based on the tenant's wrongful acts.
