We lost our home to a short sale in 2011 in California, My husband and I moved to Utah and bought a home. We put $80,000 down on the home and have made all payments, taxes, and upkeep. We put the home in my parents' name.

If the owner of record is willing to sign a simple Quit-Claim Deed to you, that would be the simplest way to change the name on the house.
