What are the eviction laws in Wyoming?

Business 2 views 1 answers
I have failed to pay my rent. The second month I haven't paid was due on the first. The landlord wants me out in 3 days. I haven't been served an eviction notice yet. I really can't do 3 days. Is that legal?

The normal procedure is to serve you a 3 day notice to either pay the rent owed or have your tenancy terminated. If you don't pay, the landlord must then file an eviction suit in court, serve you the papers, and then go to court on the appointed date/time. If you do not appear, you will be automatically evicted by the court. You may be able to work out an agreement with the landlord as to when you will be out but anyway it goes, if you don't pay your rent, you best be looking for a new place - fast. If you don't pay your rent, the landlord wants someone else in there who will and the court will back him up on it and have you thrown out as long as he jumps through the proper legal hoops to have that accomplished. Here in Oregon, it can take anywhere from 2-4 weeks from when the landlord first files in court until when a Sheriff shows up to remove you. Wyoming will have its own timeframe but it will likely be somewhat similar. Do realize, however, that if you stay and actually get a legal eviction on your record, it will be MUCH more difficult to get a new landlord who is willing to rent to you so you really should try to avoid an actual eviction on your record if at all possible. It will only hurt you.
