I moved into apt in oct. of 2011 the apt was in bad shape. after a while the owner at the time offered to move us into another apt, and have her workers do all the moving. But we didnt like the location of it due to all the small kids. So we stayed and after 3 sales of the property we decided to move at the end of our lease. Our lease ended on 10-31-2014 We were completly out of place on 11-7-2014 not a single left in apt. They refused to return any of our deposit. Then after 5 months I recieve a bill for 34,000.00 for repairs. The new property management co. has no original walk thru papers and is assumeing all the damages were caused by us. When the place was like that when we moved in , minus 4 years of living. They remodled the entire apt and are trying to make me pay for it.
In Nevada, a landlord must return the security deposit within 30 days after the tenant moves out, or provide a written statement to the tenant showing why damages were subtracted from the deposit. The law limits what damages may be subtracted. A landlord is not allowed to remodel on a tenant's deposit; the deposit can only be used to restore the property to the condition it was in at the time the tenant moved in (normal wear and tear cannot be subtracted). You need to consult with an attorney in Reno as soon as possible to assist you with this matter. Take your lease if you still have a copy, any and all bills you have received from the landlord, and any other documentation (including photos if you have them) to your consultation. Best of luck to you!
