Renewing R-1 pending I-360?
Can I renew my R-1 visa while my I-360 pending (to make sure there is enough time for I-360 to be processed as my R1 is soon to expire)?

Yes, the religious institution can seek to have your temporary R-1 status extended/renewed, while also petitioning you for a permanent job offer. These two need to be carefully synchronized, however.

Yes, your employer can apply to extend your R-1 status while the I-360 is pending.

If you have not reached the five-year limit for the R-1 status, the petitioning employer may request to extend your R-1 with the USCIS. As to the FORM I-360, if you fulfill all the requirements, the petitioning institution can also file such form.
