Have had dog for 2 months, no mention of pets on lease, rent stabilized, he wants 50$ extra to keep dog and must be 15 pounds or less, my dog is 50 pounds.

Dear New York Tenant: Are you sure the lease does not have a "pet clause"? If the lease does not bar pets (dogs) and the house rules do not set a weight/size limit and the lease does not contain a rider relating to pets, then the landlord does not have power to verbally alter the written terms and conditions of the lease. It is indeed a rare lease that does not contain a "pet clause." You may consider letting a lawyer review your lease with you.
