Does leaving furniture and keeping keys constitute a tenant hold-over into a new month?

My tenants moved, but left furniture of their mother (refrigerator, bedroom suite) behind. Mom, a former roommate and tenant, also kept her key. The lease term had expired a week prior. I could not rent the unit with furniture in it. Am I entitled to a holdover rent?

Yes. The tenant is supposed to surrender the keys and possession vacant and brim clean. Under the circumstances you describe you could claim they are still in possession.
