This is not a simple question and may involve California, Nevada, and possible federal, law. Retain the services of either a California CPA or a California tax attorney.

Every state in the union has a right to tax income earned within its state boundaries. Tax lingo - sounds like you may have California source income. The fact that you live in Nevada does not make a difference. What is controlling is the location or source of income. You have not provided sufficient information in your question to determine whether you income is California source. Find a CPA to help you answer you question.

You are required to report income from any activity in California. How much California tax you pay, if any, depends on the familiar formula of income less allowed expenses and deductions. There are other considerations. For example, if you conduct your rental business as a corporation or multi member partnership, you will have to register with the California Secretary of State and pay an annual fee. There are also other potential filing and operating requirements. Consult a lawyer to discuss the details of your plan. Good luck with your enterprise.
