Does my landlord have the right to chose between eviction or not renewing a lease?

I have lived in a condominium for over six years with my wife in Virginia. We are renting it.Last July 2015 three male college students moved next to us.They started out making a little noise but after a couple of months it grew to the point where we reported the excess noise to the landlord. She sent them several letters and it got to the point where she said she was going to evict them. They denied the fact they where making a lot of noise. Then another unit complained also.Instead of evicting them the landlord told them she was not going to renew their one year lease. So we have to put up with them for six months more instead of them being evicted and having to leave much sooner. Can we do anything as a tenant about the choice the landlord made? I believe she did it for money reasons.

There is a process called tenants assertion that you can file in the General District Court. With that you can ask the judge to adjust your rent or let you out of the lease or take other action. In the landlords defense a contested eviction can sometimes take six months to get through the court. You may want to consult a landlord-tenant lawyer to learn more about your choices
