Dear Flushing Home Owner:
Did you sign a contract with a purchaser? If so, you likely have no right to unilaterally cancel the contract. Your seller may obtain a court order forcing you to comply with the contract. I gather you did not accept your own attorney's answer, but your lawyer is in the best position to advise you whether your contract allows you to opt out now that you discovered your chosen price is lower than market.

That depends on what papers you signed and what they say. Did you sign a contract for sale with a buyer and get a down payment or did you sign a listing agreement. If it was the former you may not cancel it based on your belief it is priced too ow. If it is the latter you can change the asking price. Take your paperwork to an attorney for review to determine what your rights and options are.
