Where can I go for legal advice on how to most efficiently and inexpensively get my Maryland rental house back on the market?

I have a rental house in Columbia, MD. Due to an undiscovered leak in the plumbing (now fixed), black mold has grown above the foyer ceiling under the upstairs master bath. As a result of the plumbing repairs that opened up the ceiling, black mold spores were released into the air causing respiratory problems for my former tenants. Given all the black mold remediation shysters, anxious to get my money, what is the fastest, safest and least expensive way to fix the problem, and safely return my house to the rental market? Every unoccupied month costs me $2,250 in lost rent.

You need to hire a mold remediation company, Servpro comes to mind, and get the mold abated. Then, you can re-rent to tenants that have been screened, ideally by a tenant service or using your own best efforts. Is there an insurance claim that can cover this? Does your lease require the tenants to carry a policy? Did they carry a policy? Do you carry a policy? Have you filed a claim? Good luck.
