What type of notice do I need to give without a lease? Does it have to be on the 1st or can I give it on the 15th of the month.

The landlord tries very hard to keep the security deposit by claiming things like the heater covers need to be taken off & cleaned. What needs to be done cleaning wise in order to get back a security deposit? Also, what if the landlord won't do a walk thru before you leave?

Assuming you are on a month to month tenancy, most States allow you to simply give notice on any day and have the rent pro-rated for the partial month. Some States, however, do require things to run through the end of a calendar month. Further, how much notice you have to give varies from State to State as well. Most States are 30 days but some are shorter and some depend upon when in the move you give it so only a Wisconsin landlord-tenant lawyer can tell you what you need in your situation. The general rule is that the landlord is entitled to get their dwelling back in the same condition as it was when you received it, minus ordinary wear and tear. So if the heater covers were clean when you got it, they have a right to expect them to be clean when you return it. While a walk through certainly helps things, it is not iron clad proof of anything and is not normally required (though again, it is in a few States). Regardless, to protect yourself, after you have completely moved out and cleaned and are otherwise ready to return possession to the landlord, you should take extensive pictures of EVERYTHING to document the condition you are leaving it in. A common mistake tenants make is to only take pictures of questionable areas or of damaged things - don't make that mistake, Just because the wall looks fine when you leave, and thus you don't bother to take a picture of a blank, nothing wrong with it, wall, DOES NOT mean that there won't be a 6 foot hole in the wall later that the landlord claims you are responsible for. So take and save LOTS of pictures until you are certain you have no further use for them. Take lots of pictures when you move in to your new place too. You may never need them but if you ever do, it will be too late if you didn't do it upon move in.

Hi, you need to give a full 30 days notice. The heater situation warrants more information in terms of types, conditions, and who caused "damages." Consult with a local attorney or legal services organizations to explore your options. Document the issues by writing letters, taking notes, and taking pictures. Send a letter to officially request a final walk thru and keep a copy for yourself. If you believe that you did not receive the security deposit or deduction statement on time or/and want to dispute the deductions after moving out, you may bring your case to the court under Wi. Stat.
