How should I determine what repairs are under the association responsibility and which are mine?

Bought an REO condo. when came in to remodel, discovered the building has structural damage. association board (which I was voted as a member to) promised they will take care of the repairs. however, there have been several months since then and it is still "under progress". is there a certain time limit (or reasonable time) they should take care of the issues?

You will need to have a lawyer review the declaration. It is not always clear honestly as there are vague categories of items listed as common elements that the association repairs and limited common elements which an owner repairs. The item in question does not always clearly fit into the categories for one or the other though.

You would need a condo lawyer to review the declarations and bylaws to determine who is responsible for the repairs. You may also be able to file a claim with the condo's insurance company.
