I have 2 tenants in 2 different buildings that are not paying their rent (on executed leases), they are occupying additional space without a lease...I have removed them from the additional space but want them out of the building all together. They have not paid rent since October. The local police have been useless and state it is a civil matter. I believe I have to follow the eviction process. Am interested in finding an attorney to help me with this. As an owner of commercial property,, this is an ongoing issue

Attorney Robinson is right, this is a civil matter, the police have no place in this and you need an experienced commercial attorney to start the eviction immediately. Unlike residential evictions, commercial evictions do not necessarily all follow along the same track in that the residential landlord tenant laws do not apply. In some contexts, commercial tenants can be removed relatively quickly without all of the procedural pitfalls of residential evictions if the appropriate language has been included in the lease. The police are correct. Its an eviction procedure that you need and you need to hire a real estate lawyer to evict them immediately. They obviously don't intend upon paying you.

Eviction is the route - The leases would have to be reviewed and more likely than not, a 3 day notice would be served and then the eviction would be served. Depending on any defenses put up by the tenant(s) it could be a quick process. You may call if you'd like to proceed further.
