I'm a tenant who was victim to a dryer fire. My family was displaced for several months and lost many our belongings. We moved in several months beforehand and were told by the owner of the townhome and dryer that the dryer was serviced and ducts were cleaned out prior to moving in. That was not the case. A fire investigation found the maintenance company liable for the fire. We are in the process of looking for an attorney and are wondering who we need to seek restitution from.

Based on the facts described in your question and without knowing any further details or reviewing any documents pertinent to your case (like your lease agreement if you had one), it appears that you may indeed have an action against landlord for a breach of contract, and an action against both, your landlord and the maintenance company based on negligence. There could also be other causes of action applicable here, depending on the circumstances and facts of your case. You should definitely consult an attorney who is familiar with and have experience in both, breach of contract and negligence cases.
