10 Day Notice to comply

just received a 10 day notice in the regular postal mail.. was dated Sep. 29th and just received it today Oct 5th. it was sent via regular postal mail, not certified or anything, says must comply within 10 days or receipt and must comply by Oct 10th or forfeit keys. M question is, since I did just receive it, first time hearing of violation and all, do I have 10 days from time received letter or am I S.O.L and have only few days, does letter have to be certified or anything? and how would we prove there we are in compliance? do landlords have to give the 24 hour notice prior to coming over or what? they have been just coming/knocking and demanding us letting them in. and would I have any rights to deny them entry w/o it being emergency if no notice givin?

You should probably call the landlord and explain your situation. A landlord's rights of entry are set forth in RCW 59.18.150 (http://apps.leg.wa.gov/rcw/default.aspx?cite=59.18.150).

The notice to cure aside. The landlord has to give you 48 hours notice before inspection. If a landlord comes in without notice call 911. The notice would be sent according to what ever the lease says or hand delivery. Good Luck

The landlord absolutely has to give you notice before entering the premises, unless there is an emergency. As far as the ten day notice, even if there is a procedural issue such as the notice not being sent via certified mail, it is still imperative that you avoid getting served with an unlawful detainer (eviction). The complaint for the ULD will remain on your record and make it difficult to get future rentals. Contact your landlord and try reach an agreement by which you can avoid being evicted. Most landlords realize they will lose money during the eviction process, so they have a reason to avoid it also. Best of luck.
