Can I evict my tenant/roommate for refusing to sign a lease?

I moved in with a friend mid 2013 (as roommates & a lease, everything split evenly). I bought a home in May of 2015 & she came with (she refused a lease, I know - a mistake). Everything was still split evenly other than the mortgage. She then moved in a sig nif & refused to pay more. Not only that, she "negotiated" $50 dollars less a month - for him to do all the yard word, which is not getting done AT ALL. The issue: they both REFUSE to sign a lease. She threatens to leave every other week, when before he came along the verbal agreement was she would stay at least until June 2016. She says I should understand her situation, which I do, but not w/o penalty of a mere $345. I don't know the "landlord as roommate" laws in AZ, when the tenant refuses to sign a lease. What options do I have?

If there is no lease they are considered a month to month tenant. Give written notice at the end of the month that need to be out by the end of November.

Without a written lease at best she is a tenant. The significant other is potentially an unpermitted guest that you can ask to leave if he is not paying anything. The prior attorney's suggestion is complete and accurate. give them 30 days written notice that their lease is terminated and they need to move in 30 days.
