Can I rent out my detached garage for a person who wants to setup her art studio or teach some gym classes?

I am a landlord and the garage I have is detached. One of my friend requires some place to start her fitness training class. As she has only 3-4 persons per class right now, she looks for a place at around 500sqft. Would it be ok if I rent my garage? How to approach it legally? -

You need to check local land use rules. Start with your planning/building dept to see if the use would be legal. Also look at your insurance to see if you have adequate coverage as landlord for this commercial activity.

You may want to get it sound proofed. Also check with the zoning department of your local city and see if there r any requirements...

First step is to check with the city to see you can do this. Second is what are you going to about barh rooms? Third, is it handicapped accessible? Fourth you, where are the fit to park? Fifth, need a written sublease with your "friend"or she will not be one for long.
