I have no intention to be married but am in a relationship that might qualify for common law in Okla?. Can I quit- claim my house and other land property to my kids and be sure that is all I need to do. Does my girlfriend need to sign?

First things first. Determine if you are married. Then determine, if need be, if you have turned any separate property into marital property. Then take appropriate action as to your children and the property.

Mr. Pate's answer is correct. However, if you have no intention to be married how could you get into a position that the relationship could be a common law marriage. As an aside, if you quit claim property to anyone including your children you lose control over the property. Potentially they could then sell the property or lose a law suit with a resulting judgment that could result in loss of the property. Since you ask the question I sense there might be some friction between you and the girlfriend. Make an appointment and see an attorney about this.
