Do I have to pay rent during a lease break if the landlord then does a gut renovation?

I am breaking a stabilized lease in NYC that I have held for 17 years, and my landlord has told me they can charge me rent through my lease term unless another tenant is found. I can find a new tenant, but they also want to do a gut renovation of my apartment so they can take the vacancy increase and a large renovation increase. Do I have to pay rent while they do this? It will impede my re-renting the unit if they are renovating, which can take several weeks.

To do a gut renovation they are taking the unit off of the market, so I do not see them collecting rent during that time nor do I see them getting it after since they will be claiming a vacancy increase.
