Add a name to my deed so she would have some kind of claim on this house if anything were to happen to me. Can't afford $1000's.

House has FHA loan on it, Have lived here 9yrs. I've already did the streamline 2yrs ago. Talked to Mortgage Co. they stated I had to refinance, not going to work. A Will would be great but no-one at court house or anyplace else does the witnessing anymore ( need 5). Just need to know which direction would be efficient and won't break me financially. Have looked at Quit Claim seems best way but need to have an attorney do it, just can't afford hundreds of dollars. Pls advise if you can. Thank you, Gene

I agree that a deed is the way you need to go. As long as you remain as an owner it should not trigger the "due on sales" clause in the deed of trust. But I have a question, what makes you think that it takes five witnesses on a will in Tennessee? It only takes to witnesses on a will in Tennessee. You need to consult with a lawyer.
