Will I be able to sign a lease if my roommate is over 18 or can my parents co sign for me?

I wanna move to Florida to finish my high school education there, if I have a roommate over the age of 18 to sign the lease am I able to sign it to or can my parents co sign for me? My roommate wants my name or guardians name somewhere on the lease to make sure I pay rent
