Can I be evicted from my apartment or not be renewed for a new lease?

I live in Stuy Town. I received a letter stating they have been advised that I advertised my apartment for a short term use/hotel use (on Airbnb) and that this is a violation of my lease. They demanded all advertisements be taken down immediately. I never put up any advertisements though so I don't know what they are talking about. Because my apartment is rent stabilized, I'm concerned about not being renewed for a new lease. Could this be a "tactic" they are using to force me out? I have not contacted the person that wrote the letter yet.

I would suggest communicating clearly and in a professional manner with your landlord and informing them that you never posted the advertisement. As for the conspiracy theory, what motives would they have to force a good tenant to leave?

Dear Stuy Town Tenant: Obviously this is a problem since management sees a direct connection with the Airbnb ads and you and your apartment. You will need to deal with this since your landlord may terminate the lease and start an eviction case in Housing Court. But this is not an allowed reason to refuse to offer a renewal lease.

You should reject these allegations in writing by certified mail, return receipt requested. One would expect that a tenant wrongfully accused of this conduct would deny it. While it could just be "a tactic", the more likely explanation is that the landlord mistakenly believes you posted your apartment on Airbnb (which they check).
