Father died 12/21/09. Have not taken any legal action about the house but would like to know what we can do about the property. What steps, if any can we take.

This depends on how the house was owned 'together'. There are various different forms of joint ownership, and some include survivorship and others do not. Consult with a local attorney and bring whatever ownership records you can find (deeds are usually public records and you can get a copy of one -- do that before your appointment!) as the only way to know for sure is to seek competent local help. Good luck.

You should get with a local attorney and have them pull a copy of the deed. There are various forms of ownership - tenants in common, joint tenants with rights of survivorship and tenants by the entirety. While the girlfriend likely would not be eligible for the last form of ownership, the first two forms would lead to completely different results in your case, and that is why it is important you have a local attorney review the deed and discuss your options with you.
