Each state and county has rules about jurisdiction about filing a divorce. But the law is pretty universal that you can file where you live, but there may be a waiting period of say 6 months of living in state and 6 weeks in the county (example). You should call a local family law attorney in the town you live in in NC and get a free consultation. Good Luck.

You can file in Georgia if your husband meets 6 month residency requirement. Call for a free consultation.

To file in NC you must be separated for one year and a resident of NC for 6 months. I do not know what is required in GA, but since you have property there, I would check to see if your husband meets the residency requirements (and other jurisdictional requirements) to file in GA. Good luck.
