Rent refund for prolonged construction

We rented a townhouse in Dublin that developed a leak in the garage. We notified the landlord who instructed the HOA to inspect and fix the leak. The leak was found to originate in the Patio and they decided to resurface the patio. We were told that it would take 2 weeks to get it fixed. The work kept getting delayed and did not complete even after 4 months. We had a patio entrance from the living room via huge glass french doors. The air and light and the cross ventilation from these doors was the charm of the townhouse. This door and a window in the kitchen were boarded out for a good portion of time due to the construction. Do we have a claim for rent refund, if so how much and how do we proceed. The Patio was roughly 80 sq. ft in a 900 sq. ft. home. The rent was $1600.

You could try filing a lawsuit in small claims court for partial constructive eviction and try to get say like $400 from the landlord, but ask yourself if $400 and your time is worth pissing off the landlord. Why not just ask the landlord nicely to give you a rent reduction of $50 per month for the rest of the year as compensation. If the landlord says no, I'd leave it alone.
