Is it illegal in DC for heirs to sell real property after probate has closed.

Probate closed with unencumbered property (paid for) still in the deceased name. The heirs agree to sell without reopening probate. If it is not illegal to sell, isn't it wise to hire a lawyer to make distribution of the funds according to 1979 probate laws, especially if some heirs are now deceased?
The heirs will be surprised at the settlement table that they need to reopen the estate to get letters testamentary or administration for someone to transfer the estate asset. You need to get an estates attorney to assist you in properly selling the property and splitting the proceeds. No buyer will go to settlement if all these items are not in order. So get with an attorney now to get it set up right, and to avoid delays and embarrassment.
